We visit the site or look at your photos to price it, then schedule around your handover date. The first pass happens as soon as the trades are out, the second 24 to 48 hours later.
This is the question we get most, and the answer is physics rather than workload. A building site puts a considerable amount of drywall, plaster and saw dust into the air. Some of it settles straight away, but the finest particles stay airborne for a day or two.
A single pass therefore produces a result that looks flawless that evening and is covered in a grey film the next morning. The first pass removes the bulk of the debris and gets the surfaces back to bare. The second, 24 to 48 hours later, redoes the horizontal surfaces, the windows and the floors, this time for good.
If your schedule only allows one pass, we will tell you plainly and price it that way. But be aware the result will not hold until the buyer or the tenant walks through.
Order matters: we always work from the ceiling down, and the floors are always last.
First pass. Everything picked up by hand or shop vacuum before you can even call it cleaning.
Second pass, and the longest. Always top to bottom, never with a dry broom that puts it back in the air.
The most painstaking work. Every surface needs a different product and tool so that new finishes do not get scratched.
The last stage, and the one the buyer, the tenant or the end client actually sees.
